Tashkent’s Secondary Property Prices Fall by 1.5% in October
In October, average prices in Tashkent’s secondary housing market dropped by 1.5% compared to September, settling at $1,100 per square metre, according to data from the Centre for Economic Research and Reforms (CERR) in a release received by Kursiv Uzbekistan.
Beyond the capital, secondary housing saw notable price drops in the regions of Namangan (down 3.5%), Khorezm (down 3.2%), and Samarkand (down 2.5%). Syrdarya and Andijan regions recorded the most significant price hikes, with increases of 3.3% and 5.1%, respectively.
Karakalpakstan remains the cheapest area for property, where prices rose to $328 per square metre in October.
Overall, secondary property prices declined in half of the country’s regions by the end of the month. Year-on-year, prices fell in only two regions, including Tashkent, where prices per square metre were 1.3% lower than the previous year.
October also saw a 0.6% increase in real estate transactions, following declines in August and September, with 21,400 sale agreements signed during the month.
Rental prices in Tashkent held steady, with the average rate at $8.3 per square metre. The highest rental rates ($10–11 per square metre) were in Mirabad, Shaykhantakhur, and Yakkasaray districts. At the same time, the most affordable options appeared in Sergeli ($6.2 per square metre) and Bektemir ($5.6 per square metre) districts.
