Uzbekistan’s real estate gathered momentum in January, with 28,600 sales transactions recorded during the month, almost 12% more than in the same period of 2024, according to the Centre for Economic Research and Reforms.

The strongest growth was reported in Tashkent, where the number of deals jumped by 33.4%. Solid increases were also seen in Samarkand region, up 26%, and Syrdarya region, which rose 24%.

Prices Edge Up on Secondary Market

Price growth in the secondary housing market remained moderate. Across Uzbekistan, the average price per square metre increased by 0.9% month on month and by 8% year on year.

The sharpest annual rises were recorded in Surkhandarya and Syrdarya regions, both at around 24%, followed by Khorezm and Karakalpakstan at roughly 16%.

In Tashkent, the average price per square metre on the secondary market stood at about $1,100. Prices rose 0.6% over the month and nearly 2% compared with a year earlier. The fastest increases were observed in Yakkasaray and Mirabad districts.

Primary Market and Rents Climb

Growth in the capital’s primary real estate was stronger. Over the past year, prices for newly built homes climbed by more than 9%, with the most notable increases in Mirabad and Mirzo-Ulugbek districts.

Rental prices in Tashkent also moved higher. The average monthly rate reached around $8.8 per square metre, up 9% from a year earlier. The highest rents remain in central districts at about $11 per square metre, while the quickest growth was recorded in residential districts outside the centre, where rates rose by approximately 13% year on year.
