What kind of housing is in highest demand today in the principal city of Uzbekistan?

The growing real estate market of Tashkent offers vast opportunities for implementing interesting new projects, the number of which in the capital of Uzbekistan grows with every passing year. This is thanks to constant demand from businesses and the public. In the circumstances of increasing competition, local and foreign developers offer new formats of residential property for every need and budget. Some projects have been recognized globally and regionally and are even contending to become new symbols of Tashkent.

How the capital city is housed

Real estate in the capital is mainly presented by low-rise Soviet buildings and the private sector. More than 33% of the city territory is occupied by isolated one-story buildings, where 45% of the citizens dwell. According to the general site plan, the housing fund of Tashkent will increase from 47.4 million square meters (19 sq m per person) to 71.6 million sq m (21.7 sq m per person).

As of today, housing construction is one of the driving forces for Tashkent’s steady economic development. The sector has significant growth potential and is a catalyzer for development in other industries. According to experts, the latest changes in Uzbekistani legislation open up potential for growth of the real estate market, including the capability to buy housing in the secondary market, new limits for foreigners on the minimum purchases, as well as cancelation of residence registration.

Life in the INFINITY style

One of the solutions for the deficit of commercial real estate would be the INFINITY project from Golden House Co. The concept developed by architects from Benoy (the UK) has already been universally appreciated with the prestigious Asia Pacific Property award. The company received nine awards in various categories, four of them for the INFINITY project.

According to John Dawes, director at Benoy, this residential area will symbolize the perfect union of contemporary architecture and development with the city’s history. «INFINITY will be the birth of the new contemporary history,» the architect emphasized. It’s a modern high-end residential block with five towers of varying heights – from nine to fourteen stories, on a plot of 5.6 hectares (over 13.8 acres). The project will feature more than 500 apartments and over 1,400 underground parking spaces. The buildings will be fitted with smart home technologies and a security system. The landscaped area nearby will house a shopping mall, a five-story parking lot and a twelve-story business center.

The New Life Quality

Golden House specializes in building housing in various price segments. The company is planning to solve the deficit of economy-class apartments in the capital with the help of its sub-brand, Assalom.

Assalom Do‘rmon Yo‘li is a dynamic residential block in the city’s Mirzo Ulugbek district with a total area of 14,400 sq m (155,000 sq ft). It consists of six nine-story buildings.

Accessible finished apartments which are eligible for government mortgage programs make this kind of housing attractive for young families. Assalom residential units are built on the principle of integrated development of surroundings, with elaborate commercial and social infrastructure.

Assalom Maxtumquli is a compound of nine-story enhanced comfort buildings. The block is situated near arterial roads, facilitating fast and easy travel to any part of the city.

Assalom Sohil is a compound of modern nine- and sixteen-story buildings in the Yashnobod district of Tashkent. Apartments range in area from 37 to 119 sq m (400 to 1280 sq ft).

Concrete argument

Golden House manages to make economy-class housing more accessible while successfully competing in both the high-end real estate market and the commercial sector, all thanks to its advanced proprietary production of construction materials which the company now acquires with no middlemen.

The Binokor Temir Beton Servis plant, which is also part of the Orient group of companies, is the largest Uzbekistan facility producing steel concrete goods and ready-mix concrete.

The plant is capable of producing up to 2,000 cubic meters of ready-mix concrete and over 500 cubic meters of technical concrete per day. It is equipped with a universal line of bench formwork-free molding, which utilizes the newest Tecnospan equipment. Modern technologies from the Spanish brand allow the facility to produce more than 200 types of concrete goods for construction, road infrastructure, electrification and area development. All goods are certified by the technical control department and meet the state regulatory requirements.

Innovation against the forces of nature

One true specialty of the Binokor brand is a project for production of earthquake-resistant concrete sandwich panels. This architectural innovation, created jointly with the Vollert international company, is in high demand among developers. «Just a few years ago, multi-story building systems were technically impracticable in Uzbekistan due to constant seismic activity; however, the current prefabricated building technology opens up new, unheard-of opportunities,» explained Alexey Lozinsky, who is in charge of the Vollert construction and equipment at the Binokor home-building factory. According to Vollert’s press office, the company developed a special home building system for earthquake-prone Chile together with BauMax and the seismic activity expert Sirve SA.

In Uzbekistan, the system received quality additions. The Binokor HBF together with Vollert applied the know-how to the average Tashkent high-riser under seismic conditions of Uzbekistan. During massive earthquakes, the key element in load-bearing capacity is the specially-designed sandwich walls.

The panels have protruding bars and caissons that spread the load. To this purpose, the Binokor HBF and building engineers from Vollert have developed a special wall structure. Annual production of improved wall components and floor panels measures up to 500,000 sq m (over 5.38 million sq ft). «The new prefabricated building system will allow us to significantly transform the construction industry of Uzbekistan,» Alexey Lozinsky claimed with certainty. At the moment, safe buildings up to sixteen stories high are being designed.
